The book proved indispensable to me during the Title Searcher I civil service exam because I was a complete novice. It did a good job of covering the basics.It is always a good idea to start your reading of this book with the first section, "How to Take a Test." It will give you an overview of the testing and interview process. Understanding the fundamentals will help you avoid making strategic errors in how you approach your studying.Concentrating primarily on the multiple-choice questions was a good strategy for me as more of the exam questions concerned the material covered there than the material covered in the glossary of real estate terms. Nevertheless, the real estate glossary still includes information tested on the exam. I recommend mastering the multiple-choice section first and then focusing on the real estate glossary.What I did not find useful was the glossary of legal terms at the back of the book. The exam did not cover legal terms. This glossary is longer than the real estate glossary and therefore requires more time to master - time better spent elsewhere. I am sure knowledge of legal terms is worth having for title search work but it was not helpful during the exam. Study it only after you have covered the other sections.In addition, the book could have benefited greatly from desktop publishing. It looked as if it were typed out on an old manual typewriter and there was a severe lack of proper spacing. The "How to Take a Test" section and the glossary of legal terms in particular were far too compact and difficult to read.The multiple-choice section is arranged into tests that feature different types of multiple-choice questions e.g. true/false, reading comprehension, "combination answers" i.e. "I, II, & IV", "II & III". Adding a table of contents would allow the reader to locate more easily the question types with which he is weakest.While the book covered almost all the subjects tested, it skipped an important one. My exam required me to draw a detailed map of a property's boundaries based on a very long and difficult-to-read description. It read something like this: Starting on Smith St. eighty-five feet eastward of Arbor Ave. and going northward twenty feet; going westward forty-five feet westward of Spring St.... I would have benefited from learning the basics of how to phrase such descriptions. I know that the example I am giving here does not sound so difficult but the question on the exam was challenging. I answered it correctly, though, by reading ahead to a question in which another such description had already been paired with a map. I clarified a term by looking at that question.Even with its flaws, I recommend the book. It will do the job.
